Resealing Stamped Concrete mistakes made that can be costly

Its that time of year when you walk in your yard or look at your stamped concrete driveway and see it needs to be resealed. You go to Google and type in resealing stamped concrete and a list of contractors comes up or you get some company selling you on the idea that its a do it yourself project.

At one time it was until multiple types of sealers showed up. Pure acrylic, stironated acrylic and water based sealers like that sold by Home Depot. None are cross compatible and putting one over the other can cause a costly problem that is not easily rectified other then removal of all sealer and reapplying the correct VOC approved sealer.

The other caveat is hiring someone who has little or no experience with the proper application of sealers. Once paid and problems occur they are either unavailable or have no clue how to correct the problem.

Inexpensive Stamped Concrete, will cost you later

I am writing this article to make a case for paying a bit more for your Stamped Concrete or other Decorative Products.

We have recently been repairing many bad stamped concrete jobs done by others due to our 30 plus years of experience. Haven’t found many that I can’t repair unless so bad that removal and replacement is the only option.

Low price will generally guarantee poor quality do to cost cutting by the installer to get the job. The sad part is that low strength concrete, lack of proper reinforcing, poor crack prevention due to lack of control cuts, poor coloring process, poor base and poor sealing application

Sadly the problems don’t show up until the check has cleared or after the first winter freeze when cracks will appear, peeling surface or whitening of sealer. These are but a few issues.

We have recently resealed two of our projects one from 1992 the other from the year 2000 both with no cracks. The one from 1992 even blows me away.

If you were to breakdown the cost over the lifetime of the job and added in the resale appeal I think that even paying $1000 more would be a great investment since stamped concrete will outlast pavers consistently if maintained properly. Resealing in most cases is all that is needed.

Please be advised that after all these years in business that it still amazes me that some Stamped Concrete Contractors have no integrity. It’s not always about the money. You either love doing this or you don’t!

I just read an article about marketing Decorative Concrete. Interesting to report that we at Split-Rok Construction have been doing all of what was explained for years. I do not want to risk giving away any of my marketing ideas but one item particularly stands out as to why we are recognized as one of the Northeast premier Decorative Concrete Contractors. I sell many jobs due to people seeing my enthusiasm that  has not wained over 32 years in business. I get as pumped up today as I did when I stamped my first large job atound the pool in my backyard 32 years ago. In my world good is never good enough. Only those who demonstrate a love for what they are doing work here. My men don’t just show up for a paycheck. They show up to be part of creating something that when they are done they can be proud of what they accomplished. I had a contractor call me yesterday referred to me by my concrete supplier Clayton Concrete. He was a new guy in business that had three small projects spread out around New Jersey. The conversation took me back to when i started Split-Rok Consruction 8/6/1985. I was quoting him prices which shocked him. His comment to me when I stated that I’m paid for my ability to install almost perfect stamped concrete. Next question was would it be less expensive if it weren’t so perfect It took my breath away to think that someone would do a substandard job just to make more money. He said that if he paid me what what I wanted he wouldn’t make any money. As far I’m concerned this is not only about the money. We talked a bit more and due to me saying repeatedly that I’m all about detail cost what it may to him,I would not compromise my integrity for any amount of money. My major pointbin writing tjis article like others is to better inform people today of what to be on guard for when chosing the right person for the job. Here’s wha mayt seem.a crazy question to ask your potential Stamped Concrete Contractor. ” How many jobs have you had to remove?” My point is after all my years in business I’ve had to remove a few due to not meeting my standard of excellencd or poor material being delivered. This is why I use Clayton Concrete exclusively. Their standards are at the same level as my standards. One time when i was in business about 5 or 6 years hired a guy who said he knew how to powerwash. I believed him and sent him to wash off an $8,000 job in Rumson that i was extremely proud of the way it turned out. Mult-colored someting we pride ourselves in due to us refusing to use anything but L.M.Scofield color hardener on all stamped concrete we install. Well I sent him to the job confident that he told me the truth that he knew how to powewash. Seemed at the time to be a no brainer. Connect hose start powerwasher,wash and come back next day and seal. Unfortunately no. He had used the wrong tip on the pressure washer and I got a call from the homeowner a very detail oriented person who said Ted you have to come take a look at this job. You can bet my heart dropped in anticipation of what the matter was. Upon my arrival I walked to the of the house where the stamped raised patio was installed to see Nancy ( I will never forget her and her standing there arms folded) say look at this mess. My guy had destoyed my hard work in an hour. “Ted what are you going to do about this?” As I searched my mind for an easy solution acceptable to me and my client the words left my mouth coupled with emotional pain. I will remove it immediately and redo it. Her arms unfolded and although not happy about having to go through that process again my reputation was saved. Cost in excess of $8,000. I can still feel the pain looking back. My integrity was saved. One of my most prized posessions. My point is that anyone who is great at this business has had to remove a few jobs. Those that haven’t in my opinion are not good stamped concrete contractors. I feel asking that one question alone will vet out the bad from the good contractor. Price only should never be your main concern, since over the lifetime of a great job you can be proud of the and sting of paying a bit more wanes. We pay strict attention to detail always. Some minor imperfections may show up once washed but can easily be repaired since years if experience have taught me how to fix them and since I the owner of Split-Rok Construction inspect and oversee all projects big and small you can be assured that you’ll get whatyou paid for. Repairing Stamped Concrete

I have written a few articles about repairing stamped concrete and how the use of color hardener as opposed to integral color makes repairs possible to the degree that you can not tell that there was any damage in the first place. The pictures accompanying this article are of my driveway in New Jersey where County and State road departments insist on using road brine to melt snow. Unfortunately it works fine for them but is creating a nightmare for people with concrete driveways and Decorative concrete driveways. Even sealers that are generally used to protect the concrete are of no use. Brine goes through the sealer and attacks the concrete surface and deteriorates it. I first started noticing this on a driveway in Spring Lake, New Jersey at a house that the driveway was stamped in 2005. Never in my 28 years in the business at that time had anyone called me to say their driveway was peeling, especially after 6-7 years.

Upon a visit to his home I noticed that his SUV was parked in the area of the damage. My assumption was that it was salt damage. Inspecting my driveway closely where I parked my truck I also noticed peeling and popping occurring. I had to find a way to repair these issues but make the repairs totally perfect.

Please notice how dull the before picture colors were. This was due to removal of the sealer. Once new sealer was applied the colors popped.

Ultra-thin Pavers new solution to old concrete.

Installing Polymer Modified Overlays on Wood Floors

If you have wondered whether Polymer-Modified overlays can be placed on wood successfully wonder no more they can and done multi-colored also.

We have been installing Decorative Concrete for the past 28 years and have gotten quite good at it. The look that we have been able to achieve using Multi-Colors has been, at the risk of sounding prideful, been amazing.

We have been installing Overlays for the past 6-7 years since we have found a process that works along with a material and system that works.  For our money after trying many different suppliers products we have concluded as far as I am concerned the Brickform Stampable Overlay works best and is the easiest to work with. I do not want to go into a lot of detail but if you go to the Brickform sight I think you will see why. For a great education on this and all they sell ask to speak to Joe DiMaio who is as far as I am  concerned one of the most learned individuals I have ever had the pleasure of knowing in this industry.

Now for the answer and explanation as to how this is done.

1. Assess the condition of the floor to be overlayed and if in poor condition screw and glue 3/4″ plywood down ( DO NOT USE TONGUE AND GROOVE). Lap across existing so that you get a better structural connection.

2. Staple down Tar Paper with wire lath over it nailed very 6″.

3. Trowel down a good polymer modified layer just to the top of the wire lathe.

4. Wait one day and prime with Bonding Agent and install your overlay as you typically would.

Multi-Colors can be achieved using either casting Color-Hardener on the surface about one hour after your initial installation by going out on spiked knee boards and using a small spray bottle with water to mist the Color Hardener enough to trowel it into the surface or after dried using Colored water based splash on highlights.

Follow good installation processes and going over wooden floors is not any different from any other application. As with other applications PREP is the key to success or failure.

USE COLOR HARDENER FOR THE BEST REPAIRS ON STAMPED CONCRETE

We have been promoting the use of Color Hardener as opposed to Integral Color for years. The attached pictures show why we feel that it is the best method of coloring Decorative Stamped Concrete.

This corner of the driveway of a client of ours was damaged as a result of a Township snow plow. Naturally our client was more than upset. She had spent a lot of money on her Stamped Concrete driveway and expected to get many years of use out of it along with having it look great for years.

If this job had been installed using Integral Color (Liquid Color in the Concrete Truck) the repair could not be done in a way that would match. The reason is that Integral Color from one load of concrete to the next is hard enough to match and if a job is years old, as this one is, it would likely be next to impossible to match although with our years of experience we have done it but it can be costly. Working with color is hard enough but matching colors is an Art Form.

Those using Integral Color claim that if you get a chip in your concrete that since the color goes all the way through, if chipped it will not be noticeable.  I for one would not be sold on that idea for the following reasons.

Even if the color goes all the way through who wants to look at a chip and especially a large one like that shown here. Furthermore those using Integral Color never tell you that although the color goes all the way through there are dark grey stone that show once the surface is compromised.

All the Stamped Concrete that Split-Rok Construction Company installs is done using Color Hardeners. Look at this repair and you can see why we use it and can Warrantee our work for life. No questions asked. Cracks or chips no matter since we document all jobs as to how they were installed and what colors we used to ensure that should damage occur that we can fix it.

Over the 27 years in this business, if memory serves me a have had to repair about  8 jobs. Even though in those cases the fault was not ours like this one, we repair damage like this free of charge. WHY! because at Split-Rok Construction we have always subscribed to the Old Fashioned way of doing business. If you are going to invest to money in a beautiful Stamped Concrete Driveway, Patio or walk insist that Color Hardener be used and get a Warantee.

The cost of using Color Hardener might run a bit morebut this can easily be justified. It will last much longer with limited fading and if damaged it can easily be repaired to it’s original look. Don’t forget reseal when needed. Usually every 3-4 years. DO NOT overseal. It will cause problems.

Basement Renovations and Man Caves

Today more than ever before a basement is used for more than a place to keep stuff, do wash or keep the water heater for your home.

In this tough economic environment people are not as quick to move to a new home but in some cases have a need to make their home more livable by adding more livable space.

If a  family is one with a lot of kids or a husband of wife who just need a space to decompress after a tough day, the basement can become a refuge for them or a place to have your kids and their friends to hang out. A basement renovation can be the solution to capture more livable space without the hassle and the expense of moving to achieve that goal.

Even if the space is old  there are many things that can be done to turn what might be a non-livable space into another comfortable room or rooms. Concrete floors can be leveled,polished,stained or dyed and even stamped with a Decorative Impression to simulate stone, slate, brick, etc. A bathroom, office or family entertainment room could be added.

There are limitless possibilities of what can be done with a basement if you hire someone who can patiently listen to your ideas and guide you in the right direction to bring your dream to life.

Block walls can be gone over with Decorative Plaster to simulate an old world feel like that of an Old Wine Cellar with hints of stone showing here and there to simulate the look of a plastered stone wall. Cracks can even be added to give it an old look. Floors can be refurbished to look new again using overlays or by grinding and polishing.

PLEASE NOTE: Moisture content in concrete floors in a basement can be a problem but can be easily addressed if the Contractor is familiar with moisture testing methods that need to be used prior to installing any of the above mentioned applications. Please in any case where there is excess moisture present put down carpeting. Moisture gets trapped under the carpet pad and can allow a great environment for toxic mold to grow. This can create a health hazard to your family. Always have a moisture test performed before overlaying or polishing. Area rugs can be used if the moisture problem has been corrected by using a moisture barrier.

Windows that are generally small can be enlarged to add more light into the space to make it feel less like you are in a basement.

A lighting professional can also help in making the space more livable.

Access from the outdoors can also be added using a Bilco Door leading to an entry door that can be locked as you would your front door. This allows access to the basement without coming through the upstairs living area. This is a nice touch if you have a backyard pool or are having a party and want to access a basement bathroom so that guests are not going through the house with wet bathing suits on.
