I am writing this article not to bash Thompsons sealer but it has its place and it is not to reseal stamped concrete. Getting more and more emails about problems associated with homeowners using it over there pure acrylic resin based sealers with plain pure acrylic or stironated acrylic. Will not work.
As a matter of fact once on will not come off with any stripper like Zep degreaser, Are you kidding. Home Depot and Lowe’s to name a couple of big chains sell it continually to customers. Trust me once used game over . You might get lucky once and I get homeowners want to save a buck since it’s hard to find people to reseal properly even those who in some cases install stamped concrete.
We have developed over 33 years of installing and repairing stamped concrete a method of resealing that is foolproof.
I don’t respond to inquiries here since I can not follow all the questions asked through word press and although I have used it for years have no clue how to use it fully since it’s above my pay grade. Also beware not to use water based sealers over resin based sealers. Resealing it might sound odd but it’s not as easy as it might seem. Use the right product and you get the best results.
I am writing this article to make a case for paying a bit more for your Stamped Concrete or other Decorative Products.
We have recently been repairing many bad stamped concrete jobs done by others due to our 30 plus years of experience. Haven’t found many that I can’t repair unless so bad that removal and replacement is the only option.
Low price will generally guarantee poor quality do to cost cutting by the installer to get the job. The sad part is that low strength concrete, lack of proper reinforcing, poor crack prevention due to lack of control cuts, poor coloring process, poor base and poor sealing application
Sadly the problems don’t show up until the check has cleared or after the first winter freeze when cracks will appear, peeling surface or whitening of sealer. These are but a few issues.
We have recently resealed two of our projects one from 1992 the other from the year 2000 both with no cracks. The one from 1992 even blows me away.
If you were to breakdown the cost over the lifetime of the job and added in the resale appeal I think that even paying $1000 more would be a great investment since stamped concrete will outlast pavers consistently if maintained properly. Resealing in most cases is all that is needed.
Please be advised that after all these years in business that it still amazes me that some Stamped Concrete Contractors have no integrity. It’s not always about the money. You either love doing this or you don’t!

In my previous post I noted that road brin is the culprit of deteriorating concrete this winter. We have never seen so much damage even from rock salt as we are seeing this year. I have done the research and can assure you that brin to melt snow is definitely the issue.
I 29 years of stamping concrete I have never had calls regarding deteriorating concrete. Brin goes through sealers and dramatically destroys concrete almost immediately. The winter solution is to park all vehicles off the driveway during the winter. Even my SUV that we rarely use was used in one snow storm and where it was parked has spots that have been compromised. More patching. Thank God we used color hardener by L.M Scofield to do the job. If this were integral color not repair would be possible since color could not be matched.
There is a solution to be able to park your car on the driveway in winter without worry of damage. The product that we now can use is salt guard. Stripping sealer and applying salt guard prior to resealing with give the protection needed to prevent brin damage. This is a relatively new product but has been showing great results. Remember that we recommend striping sealers by wet sandblasting like that done by Atlantic Green Pro here in New Jersey. All other chemical stripping in my opinion is not effective. If any sealer is left behind poor salt guard protection may occur or new sealer may become white as a result of old and new sealer not being compatible.

I have written a few articles about repairing stamped concrete and how the use of color hardener as opposed to integral color makes repairs possible to the degree that you can not tell that there was any damage in the first place. The pictures accompanying this article are of my driveway in New Jersey where County and State road departments insist on using road brine to melt snow. Unfortunately it works fine for them but is creating a nightmare for people with concrete driveways and Decorative concrete driveways. Even sealers that are generally used to protect the concrete are of no use. Brine goes through the sealer and attacks the concrete surface and deteriorates it. I first started noticing this on a driveway in Spring Lake, New Jersey at a house that the driveway was stamped in 2005. Never in my 28 years in the business at that time had anyone called me to say their driveway was peeling, especially after 6-7 years.
Upon a visit to his home I noticed that his SUV was parked in the area of the damage. My assumption was that it was salt damage. Inspecting my driveway closely where I parked my truck I also noticed peeling and popping occurring. I had to find a way to repair these issues but make the repairs totally perfect.

Please notice how dull the before picture colors were. This was due to removal of the sealer. Once new sealer was applied the colors popped.

I know I’ve covered allot of this material in other blogs on this site but I need to make clear how severe mistakes can become in trying to restore a stamped concrete project that has sealer on it.
Sealers are generally resin based pure resin based or styronated acrylic. They are not compatible with one and other and therefore if you try to go over either with the other you risk what’s called and blushing condition or whitening condition.
We have had the solution to these problems for a few years now and to the best of my knowledge we are the only company here in New Jersey that is effectively restoring stamped concrete jobs green friendly and effectively..
We have tried about all the chemical strippers out there and have found the only solution to be Low pressure water and glass blasting to be the only way to insure a proper solution.
Homeowners continually try to go to home depot etc. and ask for concrete sealer to go back over their stamped concrete and once applied they have created a condition that is only solved by our process.
Sealing and resealing stamped concrete although years ago was a simple process has now been made complex by our EPA demanding the sealer suppliers to change the chemical make up of sealers so they no longer commingle together.
The state of New Jersey has even made the composition more stringent. The result being that companies like mine Split-Rok Construction have to take enormous precautions to assure a good result. Biggest precaution being having to remove sealer on jobs we did not install prior to resealing. This adds dramatically to the cost. Once stripped there is still more to do like recoloring prior to resealing.
Please save yourself the greater expense by calling before you reseal so you don’t have to become a casualty. We stand ready to assess your stamped concrete and this can sometimes be done by sending a few pictures.

The mistake you make by selecting the wrong person to reseal or haphazardly just put on any old sealer could cost more than money. I could cost you what once was a good looking stamped concrete job into another stamped concrete job that needs to be removed and replaced.
